Property is being sold subject to reserve. If the seller does not reach their reserve price they may decline the winning high bid. Reserve is undisclosed. Until reserve price is met Abundant Auctions LLC may "counter bid" on behalf of seller. Abundant Auctions LLC reserve bids will appear as "Abundant Auctions." Counter Bids will not continue after reserve is met. In the event reserve price is met, sale shall be absolute and will bind all parties.
Buyer will be responsible for the payment of closing costs, owner's title insurance policy, and Lender's Insurance Policy if applicable.
The auction purchase contract for this property contains no financing contingency. The accepted forms of payment are cash, conventional loans, DSCR loans, and Hard Money loans (with proof of funds or a pre-approval letter)
The buyer will be charged a 10% premium of the winning high-bid for this property. The buyer's premium is calculated based on the winning successful high bid and added in addition to the winning high bid.
An earnest money deposit of 1% is required upon acceptance and approval of your bid which will be held by the designated title company. Proof of funds and pre-approval letters are required prior to placing a bid.
Buyer must close no later than 30 days after receiving a fully executed purchase contract. "Time is of the essence." Successful Bidder must sign auction purchase and sale contract within 24 hours of being declared the successful winner.
Any liens, delinquent taxes, unpaid taxes, and outstanding mortgage balances will be paid by seller.
Property is being sold "as-is," where is. Any Inspections must take place before auction, purchase and sale will not be contingent on inspections.
Removal of personal property located on the property after closing shall be the sole responsibility of the purchaser.
Property may be withdrawn or modified without notice at any time prior to the auction.
The seller reserves the right to accept an early bid or offer and declare the property sold at any time.
A 2% broker co-op fee, calculated on the high bid, will be paid to a properly registered buyer's agent by Abundant Auctions LLC at closing. (Co-op will not be paid in the event that broker is purchasing property).
The Auctioneer’s decision regarding any bidding disputes is final, and the auctioneer reserves the right to reject any bid that is not an appreciable advancement over the preceding bid. Auctioneer reserves the right to extend the auction bidding period, declare the property sold prior to the end of the auction bidding period, cancel the auction before and/or during the auction bidding period,
