 The following is a summary of the Auction Terms and Conditions of sale, which is intended to provide a brief outline only. A full and complete copy of terms and conditions is included in the Bidder Registration Packet and made available for bidders to read and sign upon registration. You may also contact us directly for a copy of these forms. 

Bidders must agree to the Auction Terms & Conditions of sale prior to bidding on any property being sold at auction by Abundant Auctions. 

• Property is being sold subject to seller confirmation. The seller must approve your auction bid before the sale can be finalized.
• The auction purchase contract for this property contains no financing contingency. The accepted forms of payment are cash, 203K, portfolio loans, hard money loans, and DSCR loans, please reach out to reese.aauction@gmail.com with further questions regarding financing. 
• The buyer will be charged a 10% premium for this property. The buyer's premium is calculated based on the successful high bid, added to the property's purchase price.
• An earnest money deposit of 1% is required upon acceptance and approval of your bid which will be held by the designated title company. Proof of funds is required prior to placing a bid. 
• Buyer must close no later than 30 days after receiving a fully executed purchase contract. "Time is of the essence."
• Any liens, delinquent taxes and assessments shall be paid in accordance with the applicable auction purchase and sale agreement. 
• Property is being sold "as-is," where is. 
• Property may be withdrawn or modified without notice at any time prior to the auction.
• The seller reserves the right to accept an early bid and declare the property sold at any time. 
• A 2% broker co-op fee, calculated on the high bid, will be paid to a properly registered buyer's agent by Abundant Auctions LLC at closing as a referral.
